Spring is officially settling in here in Charleston, and you can feel the shift around town — festival season picking up, patios filling back up, and that familiar Lowcountry energy returning.

It’s a month that brings movement both around town and in the housing market.

Front Beach Fest (Isle of Palms)
Saturday, March 7 | 12–4 PM

Children’s Festival at Magnolia Plantation & Gardens

St. Patrick’s Day Parade & Block Party

Summerville YMCA Shamrock Shuffle
Saturday, March 14 | Morning
A festive St. Patrick’s Day race through historic Summerville featuring a 1-mile fun run, 5K, and 10K. Expect lots of green outfits and a fun community atmosphere.

Charleston Bluegrass Festival
March 20–21 | All day
Held at The Woodlands Nature Reserve, this outdoor music festival features live bluegrass bands, camping, food vendors, and family-friendly activities.

Garden Club of Charleston Springtime House & Garden Tours
March 20–21 | Various times
A beloved spring tradition offering guided tours of historic Charleston homes and gardens just as the city begins to bloom.

The Charleston Festival (Festival of Houses & Gardens)

Flowertown Festival – Summerville

Best Places To See Azaleas Around Charleston

Hampton Park – Downtown Charleston

One of the best spots in the city for azaleas. The walking paths wind through huge blooming bushes and old live oaks, making it a perfect spring stroll or picnic spot.

Magnolia Plantation & Gardens – West Ashley
Famous for its spring gardens and vibrant azalea displays. If you want to see peak blooms and beautiful historic landscaping, this is the place.

Historic District
(South of Broad)
Simply walking the residential streets south of Broad Street this time of year is incredible — azaleas, window boxes, and ivy-covered gates everywhere you look.

Azalea Park – Summerville
The heart of the Flowertown Festival, and a beautiful park year-round. In spring it lives up to the name with bright pink and purple azaleas throughout the grounds.

Neighborhood Drives in Summerville’s Historic District
Summerville is known as “Flowertown in the Pines” for a reason. A slow drive or walk through the historic neighborhoods in late March is one of the best hidden spring traditions in the Lowcountry.

What it means

Inventory is starting to expand, giving buyers more choices than earlier in the year. At the same time, closed sales have dipped slightly and homes are taking a bit longer to sell, signaling a shift toward a more balanced market.

For buyers, this can mean more time to evaluate options and negotiate rather than rushing into competitive situations.

For sellers, homes that are priced strategically and presented well are still attracting strong interest, but buyers are becoming more selective and taking longer to make decisions.

Overall, the Charleston market remains active, but we're seeing a more normal pace compared to the
fast-moving conditions of the past few years.
